Pennsylvania: It’s Time to Appeal Your Real Estate Taxes

The Pennsylvania deadlines for appealing 2025 real estate taxes are fast approaching. There are several factors to consider in determining whether to appeal.

In Pennsylvania, property taxes are based on the market value of your property. A property owner has the right to appeal an assessment if the owner thinks the assessed value is greater than the market value of the property.

COVID-19 continues to affect many aspects of our economy, including property values. Office buildings have been particularly hard hit as tenants shrink spaces to accommodate remote employees. Decreased revenue streams, increased investment risk, and investor uncertainty have driven property values down. Sale volume has decreased as owners have opted to hold their assets rather than sell into a down market. Still, many assets have been unable to meet debt or financing obligations. Your deadline to appeal the 2025 assessment varies by county.

September 1, 2024, Appeal Deadline: Armstrong, Beaver, Bedford, Bradford, Cameron, Carbon, Centre, Clearfield, Clinton, Columbia, Cumberland, Elk, Forest, Fulton, Greene, Huntington, Jefferson, Juniata, Lebanon, Lycoming, McKean, Mercer, Mifflin, Montour, Northumberland, Perry, Pike, Potter, Schuylkill, Snyder, Somerset, Sullivan, Tioga, Union, Venango, Warren, Washington, and Wayne.

October 7, 2024, Appeal Deadline: Philadelphia.
