Ballard Spahr Signs New Downtown Denver Lease

The national law firm of Ballard Spahr is excited to announce it has signed an 11-year lease to relocate its Denver office to 19,000 square feet of office space at 1800 Larimer in the heart of downtown Denver’s business district.
The firm’s 60 Denver attorneys and business professionals will move to the new space in August 2025. Built just over a decade ago and reaching a height of 344 feet with 22 floors, 1800 Larimer is one of the most recently built Denver skyscrapers. After occupying its current Denver space for more than 40 years, Ballard Spahr’s Denver team looks forward to enjoying the modernization and amenities the new building offers, including advanced LEED-platinum design, unobstructed mountain views, floor-to-ceiling windows, state-of-the-art airflow and lighting systems, secure access, and stellar conferencing, collaboration, and entertaining options. The move provides the firm and its clients with easy access to highways and commuter systems, while remaining in the midst of the vibrant Denver music, theater, sports, and culinary scenes.

Consistent with the firm’s nationwide design strategy, the modern build-out will feature glass walls to provide natural light throughout the space, efficient and modern individual offices, hoteling options, a windowed café with mountain views, and flexible conference room walls to accommodate a variety of uses. Attorneys and business professionals will be able to enjoy the building’s fitness center with city views, as well as a tenant lounge, an outdoor terrace, and secured office access, parking, and bicycle storage.
Ballard Spahr’s Denver office is known for its corporate, litigation, real estate, finance, privacy and data security, and public finance practices. It has received multiple recognitions for its legal services as well as its pro bono and diversity efforts. The modernized space will facilitate the firm’s continued efforts in these areas and is reflective of the firm’s commitment to a strong Denver presence.
