With Assistance from Ballard Spahr, Minneapolis Supportive Housing Project Moves Forward

Ballard Spahr represented Kyle Garden Square LLC, an affiliate of Alliance Housing Incorporated, in the acquisition of a building that was originally part of the Hennepin County Medical Center complex. The project will provide housing and supportive services for very low-income individuals.

Originally built in the 1920s as a medical office building, Kyle Garden Square in the Elliot Park neighborhood will include 28 one-bedroom units and 31 studio apartment units of supportive housing for people transitioning out of homelessness and earning very low incomes. Residents will have supportive services available 24 hours a day, seven days a week. The $25+ million project was funded by the Minnesota Housing Finance Agency (MHFA), Hennepin County Housing and Redevelopment Authority, the City of Minneapolis, Federal Home Loan Bank of Des Moines, Sunrise Bank, the Metropolitan Council, Minneapolis Public Housing Authority, and the HUD Continuum of Care program. The MHFA financing included a creative use of Housing Infrastructure Bonds issued as 501(c)(3) bonds. Hennepin County and the Minneapolis Public Housing Authority will provide tenant rental assistance.
