Ballard Spahr is known for large, complex, landmark real estate transactions. But the firm also makes a point of taking on certain smaller projects that make our neighborhoods especially beautiful, efficient, or inclusive places to live and work. A pioneering affordable housing complex for lesbian, gay, bisexual, transgender, and queer (LGBTQ) seniors is but one example.

The John C. Anderson Apartments project, comprising 56 units in the heart of Philadelphia’s Washington Square West neighborhood, is the first of its kind in Pennsylvania and only the second in the nation. To take advantage of the federal low-income housing tax credits that were critical to closing the deal, however, Pennrose Development had to secure city zoning and land use approvals extremely quickly.

They turned to Matt McClure and Ballard Spahr’s Philadelphia real estate team.

The lawyers in our Zoning and Land Use Team cut through the bureaucracy to secure approvals from the Philadelphia Zoning Board of Adjustment and the City Planning Commission. But before they embarked on that effort, our lawyers met with civic associations in the neighborhood. They knew that keeping the residents informed was critical to the project’s success. The community buy-in our lawyers helped secure was an important part of making sure the new tenants felt welcomed.

Mr. McClure, who spearheaded this project, sums it up this way: “Working on the matter was a point of pride for Ballard Spahr and reflects our ideals as a firm. These types of civic-oriented projects, albeit modest in size and sum, make a positive difference in the city. Philly isn’t just the place we practice law. It is home.”
